Sunbelt Multifamily · Led by Sharon Li

Protect the Downside First. Then Pursue the Upside.

Multifamily investing in five landlord-friendly Sunbelt states, underwritten on today's numbers and stress-tested before any capital is committed.

Education first. No pressure, no promises.

  1. 01

    Today's Numbers First

We buy on the trailing twelve months and the current rent roll, not best-case projections.

  2. 02

    Stress-Tested

Higher expenses, more vacancies, costlier debt: the plan has to survive all three.

  3. 03

    Willing to Walk

If the numbers, the market or the partner don't line up, we pass.

Our rule

We buy on today's numbers, not tomorrow's hopes.

Why YL Property

Most Pitches Start With the Pro Forma. We Start With the T12.

Projections are a story. Twelve months of actual income and expenses are the record. We read the record first.

Where We Invest

Five Sunbelt States Where the Rules Let Owners Operate.

Texas, North Carolina, South Carolina, Georgia and Alabama: growing job markets with lease laws that let a well-run property operate predictably.

  • TX · Texas
  • NC · North Carolina
  • SC · South Carolina
  • GA · Georgia
  • AL · Alabama

  • Rules That Work

New York evictions taught Sharon that landlord-tenant law belongs in the underwriting.

  • Demand You Can Verify

Population, jobs and rents checked county by county, with dated comparables.

  • Risks We Avoid

We pass on deals where storm exposure and flood insurance can swallow the plan.

This page explains our approach. It is not an offer of any property or investment.

How We Evaluate

Four Questions Every Deal Has to Answer.

Every opportunity runs through the same four checks before Sharon brings it to an investor. Tap a question to see what we look at.

01

Do Today's Numbers Work?

T12, rent roll, occupancy and expenses verified before any projection is discussed.

“If it only works on paper, it doesn't work.”

Yes. Vacancies, expenses, financing and markets can all go wrong. We plan for that with conservative numbers and reserves, but nothing is guaranteed.

It depends on the deal, but multifamily holds usually run several years with no early exit. Keep the money you might need elsewhere.

Experienced operators and professional property managers. Sharon focuses on teams with clear roles, accountability and regular reporting.

More than 20 years in healthcare and ten years in residential real estate. Raising capital for apartment deals is newer, and we're upfront about that.

No. A call is for questions. Booking one doesn't commit you to anything.
